This is not mainland but high quality Island in a controlled enviorment with support staff. You get full land rights. Sim surrounded by sea and ability to create water, mountains, lower land etc..

- You are allowed to terraform. Just not the river.

*RENT PAYMENTS*

Rent can be paid weekly or monthly. Monthly is 4 weeks (28days) !

Boxes are set standaard on monthly. To set it to weekly it needs to be done manually. Please contact CarlosJ Xeno.

Pay rent on time. Rent is paid to rentboxes in our payment room.


*LAND USAGE RULES*:

- No spamming off land, keep advertisements ranged to your own land only, so it does not disturb neighbours or there visitors.

- Do not create structures that overwhelmingly cause a negatieve influence to your neighbours. We reserve the right to ask you to modify it if we recieve complaints ragarding it and agree with the complaints. You would not want either that your entire view is blocked by a big tower or wall that reaches all the way to the clouds. Please be considerate to the other people next to you. Any walls on purhpose build for harsement will be dealt with it.

- No script, particals or objects, or spam should effect the nighbours land, visitors, scripts or buildings.

- Skyboxes etc, should be placed high up in the sky so it does not limit view of neighbours.

- No bann lines allowed unless first discussed and premission asked from us. You can USe scripts that tp away unwanted guests after giving them warning and time to fly away.

- Temprezzers are not allowed, they are a big lag causer.

- Mega prims for walls are ok, for floors not allowed as the more people walk over 1 prim, the more multiplied lagg it causes.

- SL and Animals dont really get a long, they can bring a whole sim down. We not banning them outright, but if we do notice animals causing lagg, we reserve the right to return them immidiatly.


*RULES OF CONDUCT*:

- Not attack neighbours

- Not to offend neighbours.

- Be kind and considerate to your neighbors. A warning will be given for the first offense of any major disturbance. If any further disturbance eviction will take place.

- Try to keep lag down as much as reasonably possible. Do not harm, crash, or cause problems to the sim in general. Any object or script deemed a problem will be returned to the owner at our descretion.

- Last but not least, pay rent on time.

The goal is to make sure everyone stays happy, satisfied and enjoys there stay

*NOTE For Clubs:
Clubs we allow on a minimum of quart sim. If you are planning to open a club you need to notify us first, as not on all sims allowed. As well we would need some basic info like average visitors. We need this to make sure that the club can even work in that spot without slurping up all sim resources.
Clubs have to obey fair use policy, which means, Club owners should be consederate, Dont lagg out sim, dont crash sim, dont take up all sim resources as sim is shared and everyone including the other people who are residing on the sim should be able to enjoy there stay. On average a club should use 1/4th of sim usages on a quart sim.
Any clubs will only be Allowed on Commercial/Residential designated sims, and NOT on Low Commercial/Residential or Residential only sims.
